We suggest using a modified or self-healing underlayment to go with your new metal roof. This will add to your assurance for a completely watertight seal. However, it is also worth mentioning that water should not penetrate under the metal to begin with.

This was my second time using Canyon State Roofing, and Jim (owner) and team were fantastic once again. I invited estimates from five companies, only Canyon State sent the owner, Jim McLain, to see me. In my conversation with him, I felt that he was truly looking for the best solution for my 20 year old roof. He assured me that I would be very happy with their process, especially the superintendent, Miguel Beltran. I made the decision to go ahead with a complete roof replacement. The crew was very methodical, after watching them work for five days and interacting with Mr. Beltran I came to believe that they were doing my roof the way they would do their own. When replacing a roof you usually find some broken tiles and others get broken in the roofing process. The color of replacements can't be matched exactly to 20 year old tile. I was concerned about the mismatch. Mr. Beltran assured me I needn't worry. He was correct. The new tiles were placed in an inconspicuous area and probably only a roofing professional could tell where they were. They have been in business for around 25 years, that fact makes me feel good about the 20 year warranty they gave us. It's only been a couple of months now, but I would definitely do business with Canyon State again. It didn't hurt that their price was the lowest for the same product than the other four companies.
In 2015 we had Canyon State Roofing remove the shingles from our house and install a metal roof. This was a complex and detailed-oriented project and I chose Canyon State because of their expertise in a style of roof that, for example, is very common in Tornado Alley where we once lived but is less often used in Phoenix despite the sometimes severity of our Monsoon storms. The roof has performed above...far above...our expertations! Fast forward to this January: the flat...non-metal roof on the back portion of our house (which had been installed by another company in 2008) was beginning to worry us as it seemed like it was approaching the end of its lifespan. So, I contacted Canyon State and to my pleasant surprise was told that a complete redo was not needed but that instead recoating and repairing the seems and edges was all that was needed. And...that making these improvements now would hold us for many years to come. The crew always arrived on time and on schedule. They were absolutely fastidious about cleaning up each day and keeping us up to steam on the progress of the project. Well, they got us on the schedule promptly; Miguel did an excellent job keeping us informed on progress and works; the crew worked every day (except Sunday) - beginning each day at the same prompt time; the crew cleaned-up daily before leaving the site; we even had a rain event during the install and while Miguel assured us they prepared for that, he still came out to inspect the site that evening. The roof and workmanship by the Crew looks great. Miguel truly took his time to explain the technical aspects of the project and how things needed to be done during installation to ensure the quality work that would guarantee our home would have a roof we could trust for years to come. He was onsite daily to ensure that quality workmanship. And now we are happy to be able to look forward to enjoying rainstorms again!
